The gem of the west, Caroline Springs is a family hub with a strong sense of community, an up and coming café scene and an outdoor recreational hotspot.

The highly sought-after region is 22km from the CBD and is home to lush green parks, a man-made lake, five-star hotels, entertainment complexes, top schools, and an attractive shopping centre.

The suburb has seen continuous growth since 2018 and a 4.5 per cent spike in house prices in the past 12 months since January 2022. The current median price is $750,000 for houses and $470,000 for units, according to realestate.com.au.

The tightly held pocket had 79 properties for sale in the typically busy selling month of November, with a whopping 3031 active buyers scouring the region.

Caroline Springs was initially developed in 1999 on greenfield land in an area of less than 5sq km, and was named after Caroline Chisholm, a philanthropist with a great sense of humanity.

Today, the suburban residential area covers around 551 acres of land, and it is still growing, backed by a rapidly rising population of around 25,000 people.

After a 2001 census revealed Caroline Springs had a population of only 3000 people, it has since been dubbed one of the fastest-growing cities in Melbourne. The area has an above average population of migrants, including people from India, United Kingdom and the Philippines. Most of the residents are families with children below the age of 15.

Man-made Lake Caroline is the centre of attraction and is located north of Kororoit Creek and next to the famous CS Square shopping centre. Its surrounding parkland is enjoyed by families making use of picnic grounds or scenic trail walks.

The CS shopping precinct surrounding one end of the lake features cafes, restaurants, bars, boutique shops, as well as a huge array of amenities.

While there are plans in place for the development of a train station in Caroline Springs, the area is serviced by a well-connected bus line.

Perfectly positioned overlooking the lake, the five-star Mercure Hotel offers year-round entertainment and live music, updated sports facilities, luxury facilities and serene views.

Caroline Springs is also home to several school and college campuses with quality education and facilities, including private and Catholic education options.
