Two-bedroom properties in good locations fetch premium prices

A palatial French-themed house has set a new price record after strong interest from families looking to “live like royals”.

The 9 Belvoir Street, Doncaster East (pictured above & below), house with 72 squares of living sold for $4.25 million on October 12. It was the most viewed property on realestate.com.au when it was listed in September.

“We had a VIP event, more than 100 groups at the inspections, and three offers for the best house in the suburb,” Barry Plant Doncaster East partner Todd Lucas said.

“One buyer said the home felt like living like a royal as the property features grand living spaces, high-end finishes, and an excellent floorplan.”

The result was $200,000 more than the previous record of $4.05 million set by 3 Dalkeith Court, which was sold by the same agency in June.

The French Provincial-style six-bedroom, six-bathroom house was sold to a family upsizing from nearby Templestowe, who also bought the furniture.

A knockdown-rebuild project for the sellers, the property had a price guide of $4-$4.4 million.

“The sellers were ecstatic with the result and we celebrated with a bottle of champagne,” Mr Lucas said.

Mr Lucas made another impressive sale at 3/33 Kireep Road, Balwyn, which fetched $2 million the same day. The four-bedroom townhouse on 291sq m is in the coveted Balwyn Primary and Balwyn High School zones.

Meanwhile, a two-bedroom house at 12 Mountain Street, Essendon, sold for well above its reserve at an October 14 auction.

The house with an original floorplan of 881sq m at Mar Lodge Estate fetched $2.525 million. It was listed by Barry Plant Essendon agent Tony Catena with a $2.25-$2.395 million price guide.

Barry Plant Essendon director Bill Karp said premium locations also played a key role in several notable results its agents achieved.

A two-bedroom Footscray apartment at 1109/4 Joseph Road with stunning city skyline views sold for $630,000, more than a week before offers were due.

East, a two-bedroom unit at 56 Parkside Avenue in an excellent location fetched $670,000.

And a two-bedroom unit at 3A Shanley Street, Pascoe Vale, with easy access to parks, cafes and schools, changed hands for $670,000.
