TO AUCTION OR NOT TO AUCTION?
Another fabulous day for the Barry Plant Eastern Group sales team as Melbourne delivered a classic winter's Saturday.
The auction results were strong with several auctions leaving expectations in their wake as bidders pushed prices to new benchmark levels... This got me thinking; Is auction really the standout sales method for everyone?
Certainly, there were results achieved today and on most weekends that would NEVER have been achieved as a private sale. Buyers clearly pushing themselves way past what they wanted to pay in an effort to clinch their dream. They pay the higher price not because they want to, but because they have to. It’s not until they are eyeball to eyeball with a competitor who is about to take the keys to the home of their dreams that they make that extra bid, then another and another. There is no way more Melbourne to sell a property, than a public auction on a Saturday afternoon. But is it for everyone?
Perhaps not. For properties that are in categories where there is often only one buyer in the market at any one time, a private sale or expression of interest campaign may be a better fit. For truly unique homes where there may be a great divide between what one buyer may pay compared to another, an auction may not be the best vehicle to maximise price. Of course, the owners’ own thoughts and preferences also come into play, as individuals often have strong convictions on just how they plan to sell their property.
There is no right and wrong but there is definitely a skill, drawn from years of experience in a marketplace on making the choice on whether to auction or not.
