Buyer confidence matching Moomba’s fireworks

Perhaps it was the appeal of watching the fireworks, parades and hopeful 'birdmen', but there was certainly a desire among a few of the buyers we were talking to this week to make early offers and try to conclude negotiations before the long weekend started.

This growing confidence among homebuyers has been evident for a while now, and we saw further evidence of it in the latest Home Value Index from Corelogic. This market analysis to the end of February reported that the Australian property market had experienced a rise of 0.6 per cent in housing values in February. This figure came hot on the heels of the 0.4 per cent growth in January, and was the strongest monthly gain in housing prices since October 2023. That’s an impressive number when you remember that interest rates are still a key talking point among home buyers and owners.

The concept of buyers moving early rather than waiting for the weekend was clearly demonstrated in the sale of the three-bedroom home at 22 Nigel Crescent in Gladstone Park (pictured).

This property was due to be auctioned this weekend, and attracted strong levels of interest from growing families who liked the quiet location near the Moonee Ponds Creek parklands, the flexible floorplan with scope for extended family, and the serene outlook. As a result, a very satisfying sale at $823,000 was concluded well before the scheduled auction date.

With the next few weeks as we head towards Easter looking like being a very active time in the City of Hume property market, the door is open for local homeowners to move ahead with their property plans with confidence. So if you would like some experienced and objective guidance on how to maximise your result in the current market, feel free to give us a call this week at Barry Plant Gladstone Park on 9330 1088.

In the meantime, enjoy your long weekend.
