If you’re a regular reader of these weekly updates, you’ll already be aware that there have been a number of different indications of the underlying strength of the property market in the City of Moonee Valley and surrounding suburbs this year.

However one sign that should be good news for anyone planning on selling in 2024 is that the buyer demand has been very apparent in every area and price bracket, and this week’s results have been a prime example of this.

As you can see from this short summary of recent sales, our team has been achieving pleasing results in every price range from the first home bracket to the $2 million-plus range. They included:

Essendon: 13/12 Scholfield Street. This stylishly updated single-bedroom apartment was positioned on the first floor of a well located block within a short walk of Glenbervie Station. It attracted solid interest from market entrants and investors and sold for $330,000 well before offers were due to close on a Sale by Set Date® campaign.

Essendon: 1/6 Salter Street. A quiet, family-friendly near North Essendon Village added to the appeal of this single-level three-bedroom, two-bathroom front unit (pictured). This week’s auction saw the gavel fall at a very satisfying $1.208 million.

Essendon: 172 Ogilvie Street. The appeal of this sought-after location a short walk from the cafes and shops on Keilor Road enhanced the potential offered by approved Architect-designed plans for two luxurious new homes to be built on the site. Competitive negotiations saw the SOLD sign go up here at $2.3 million.

Niddrie: 10 Rutland Street. Local investors, builders and developers were all among the buyers who showed interest in this three-bedroom timber home on around 650sqm of land, but that wasn’t surprising given that our vendors had also obtained town planning approval for two new four-bedroom side-by-side homes to be built. A strong mid-week sale was negotiated at $1.2 million.
