Buyer activity up despite wintery weather

Once again this week, we’ve seen further evidence of strong buyer activity in the City of Brimbank despite the chilly weather.

Recent activity within our area has included:

Albanvale: 3/189 Opie Road. The flexibility of the two-bedroom floorplan in this convenient unit certainly made an impact, with a satisfying sale being completed at $437,000.

Kings Park: 2/86 Kurung Drive. This two-bedroom unit presented a favourable entry-level opportunity near Tenterfield Park, selling within a week of launching onto the market for $430,000.

Kings Park: 85 Kings Road. Thoughtful updates had added to the appeal of this three-bedroom home a short walk from Stevensville, so a prompt sale quickly followed.

St Albans: 12 Avondale Avenue. This week’s auction of a potential-filled three-bedroom home on around 659sqm of land produced a pleasing sale at $590,000 (pictured).

St Albans: 72 Moondani Avenue. This four-bedroom home was another to achieve an outstanding result within a week of hitting the market, selling for just short of $700,000.

Caroline Springs: 5 Drusilla Place. Local investors found plenty of appeal in the existing two-year lease on this four-bedroom townhouse opposite the reserve. The keys changed hands at $670,000.

Fraser Rise: 4 Stroll Lane. Making the most of a park-side position in the Westwood Estate, this contemporary three-bedroom terrace saluted at $505,000.

Hillside: 9 Silvana Way. With Hillside Reserve around the corner, this conveniently positioned four-bedroom home saw the contracts inked during the week.

Sydenham: 3/3 Gooch Close. This modern two-bedroom unit attracted interest from downsizers, investors and market entrants before changing hands at $431,000.

Sydenham: 9A Contursi Drive. Situated on a low maintenance block with easy access to schools, this three-bedroom produced smiles all round when it sold just over the $600,000-mark.

Taylors Hill: 69 Taylors Hill Boulevard. Situated in one of Taylors Hill’s most admired pockets, this stylish four-bedroom single-level home achieved an outstanding sale at $1.28 million through competitive negotiations.

As you can see, there is no shortage of buyers keen to purchase in our part of Melbourne. In fact, the only thing holding many of them back is the ongoing shortage of new listings hitting the market. So if you are interested in finding out about how much more your property could achieve by selling now rather than waiting for Spring to arrive, you can call our team at Barry Plant St Albans for an obligation-free chat on 9367 7044.
