Confidence grows in Brimbank market

The news this week that the Reserve Bank was leaving official interest rates on hold again seems to have added to the confidence among home buyers in the City of Brimbank that we may have reached the peak of the growth in mortgage rates.

We have certainly seen some growing signs of confidence among the buyers we are dealing with in this region, resulting in some outstanding sale results in a variety of areas. Here’s a brief run-down of some recent Barry Plant success stories:

Braybrook: 45 South Road. The opportunity to secure a rare potential homesite a stone’s throw from the Primary School with the demolition work already done proved a popular one, with this site of around 414sqm finding new owners during the week at $635,000.

Deer Park: 2/89 Quinn Street. This three-bedroom unit attracted interest from local downsizers and market entrants before seeing the contracts inked at $480,000.

Fraser Rise: 59 Walkside Boulevard. The fresh, modern design of this four year-old three-bedroom, two-bathroom home made an immediate impact, with the SOLD sign going up during the week at $570,000.

Hillside: 4 Sage Close. Combining custom-built quality with a popular position close to all the wanted amenities, this elevated three-bedroom home was sold at this week’s auction after a competitive bidding duel took the price all the way to $935,500.

Keilor Lodge: 6 Laguna Close. Making the most of a prime park-side position in a quiet cul-de-sac near Catholic Regional College, this family oriented home of four-five bedrooms was sold for $895,000 through productive mid-week negotiations.

St Albans: 3/47 Scott Avenue. A highly convenient location with easy access to trains and shops added to the appeal of this three-bedroom unit, with investors and first home buyers driving a prompt mid-week sale.

Sunshine North: 56 Suffolk Road. Nestled on a corner allotment near Sunshine College, this eye-catching four-bedroom home saw the keys change hands at $679,000.

As you might have noticed, we started to experience the first signs of a Spring bounce in the weather this week, reminding us that the official start of the Spring market is now just a matter of weeks away. So if you would like some experienced and objective advice on any of your property planning, don’t hesitate to give us a call this week at Barry Plant St Albans on 9367 7044.
