It’s time to check your calendar

It might seem a little premature given the wintery conditions out there right now, but the fact is that the official start of Spring is now just six weeks away!

So anyone who wants to take advantage of the early Spring market, (when many sellers tend to achieve better results than those who leave their move until later in the year), really need to start getting the wheels in motion in the next few weeks.

Of course, those homeowners across the City of Brimbank who decided not to wait for Spring are enjoying some outstanding results right now, as this cross-section of recent results confirms:

Caroline Springs: 4 Goulburn Circuit. This neat three-bedroom home on a compact lot near Brookside College found new owners within a very short time of hitting the market. The deal was completed at $540,000.

Delahey: 3 Derribong Court. It took less than a week for the SOLD sign to go up on this immaculate three-bedroom home, with competitive interest taking the price to $573,000.

Delahey: 19 Yellow Gum Road. A strong first impression also made an impact on the quick sale of this three-bedroom, two-bathroom home near the Community Centre and Reserve. The keys changed hands at $650,000.

Thornhill Park: 12 Fyfe Street. Just four years young, this three-bedroom two bathroom home with the park around the corner attracted the eye of several market entrants before selling for $535,000.

St Albans: 3/50 Douglas Avenue. A mix of market entrants, investors and downsizers all showed interest in this modern two-bedroom unit near Stevensville Primary School. A strong mid-week sale achieved $445,000.

St Albans: 63 Millawa Avenue. It was the future potential of this 697sqm site in the heart of St Albans that drew all the interest, with our happy vendor seeing the contract inked at $705,000.

Taylors Hill: 15 Loddon Drive. Easy access to Taylors Hill Primary and Gilson College added to the family appeal of this freshly updated three-bedroom, two-bathroom home. The successful buyers were thrilled to have secured their new home, paying $720,000.

Taylors Hill: 6 Balerno Way. Such was the early interest shown in this single-level four-bedroom, two- bathroom home near Esplanade Park that our vendors decided to accept a convincing offer of $800,000 rather than waiting for this week’s scheduled auction.

On top of these sales, we also have additional properties currently under contract in Burnside, Hillside, Keilor, Keilor Downs, Taylors Hill and Taylors Lakes.

So if you are considering selling, whether now or in a few weeks, and would like some experienced and effective advice on how to maximise your result in the current market, you can give one of our team a call this week at Barry Plant St Albans. You’ll get us on 9367 7044.

Best wishes,
