Market Update

The strong buyer activity levels we’ve been reporting this Winter are showing no signs of easing as we edge closer to the official start of Spring.

Our team has continued to produce outstanding results for our vendors in all areas and price ranges, as this selection of recent sales demonstrates:

Braybrook: 14 Castley Crescent. The combination of around 647sqm of land and a wide frontage of over 19 metres drew extra interest in this three-bedroom home, with the deal being finalised during the week at $725,000.

Burnside: 3 Empire Avenue. Situated within walking distance of Burnside Primary School in the Modeina Estate, this single-level four-bedroom home achieved a prompt and pleasing sale at $752,000.

Keilor Downs: 2 Wimmera Crescent. A mixed field of first home buyers, investors and downsizers showed immediate interest in this renovated three-bedroom home with excellent outdoor entertaining. The contracts were inked this week at $750,000.

St Albans: 32 Charlbury Grove. This tastefully updated three-bedroom home with a bonus home office or studio at the rear of the garage achieved a very satisfying mid-week sale.

St Albans: 418 Main Road West. It was all about the future potential of this three-bedroom home on a massive allotment of around 1095sqm. Competitive negotiations produced an outstanding seven figure sale.

Taylors Hill: 2 Jamieson Terrace. This stylish three-bedroom home with a huge nine-car garage was due to be auctioned this weekend. However, a convincing pre-emptive offer of $1.11 million sealed the deal during the week, giving our happy vendors the weekend off.

Taylors Lakes: 23 Wyperfield Avenue. This recently revitalised three-bedroom home with a reserve at the end of the street benefitted from some productive mid-week negotiations. The sold sign went up at just over $910,000.

Activity like this is a very positive sign for homeowners in the City of Brimbank who are considering selling in 2023. This is particularly the case for those who are keen to take advantage of the current market conditions where a lack of competition from other sellers is driving some outstanding sales results.

So if you would like some experienced guidance and advice on how to maximise your result, why not give one of the team at Barry Plant St Albans a call this week on 9367 7044.

Cheers,
