Reserve Bank decision adds fuel to demand

The decision by the Reserve Bank to leave official interest rates where they are for this month certainly didn’t do any harm to the level of buyer demand in the Brimbank property market this week.

Among a long list of recent sales results were:

St Albans: 1/94 Jamieson Street. First home buyers, downsizers and investors were all among the interested parties on this neat two-bedroom unit. I achieved $310,000.

St Albans: 3/8 Ivanhoe Avenue. This modern two-bedroom unit near St Albans East Primary School sold last weekend for $440,000.

St Albans: 21 Moffat Street. Future renovations captured the main appeal of this three-bedroom home on a corner block. The contracts were inked at $580,000.

Caroline Springs: 65 Chisholm Drive. Making the most of its sought after position, this grand single-level four-bedroom home with excellent outdoor entertaining facilities produced a pleasing result after a well-planned digital campaign.

Hillside: 1 Sandalwood Avenue. Gracing a prime corner allotment just around the corner from Cana Primary School that provided access for four cars, this three-bedroom home proved the value of professional post-auction negotiations, with a sale at $715,000 being completed just a few hours after last week’s auction.

Keilor Downs: 31 Tarella Drive. With an impressive range of schooling and shopping options close by, this single-level five-bedroom home attracted solid interest from local families from the moment it hit the market. All that early intertest resulted in the SOLD sign going up prior to this week’s scheduled auction after a convincing early offer of $867,000 sealed the deal.

Taylors Hill: 9 Balmain Circuit. This immaculately maintained four-bedroom home near Taylors Hill Village was another to enjoy a strong result prior to this week’s scheduled auction, with the keys changing hands during the week just over the $1 million-mark.

Taylors Lakes: 7 Apollo Road. This tastefully transformed three-bedroom home a short walk from Taylors Lakes Secondary College was successfully sold after productive mid-week negotiations.
