Strong July results continue
The month of July finished with a bang this week, with another 100% auction success rate being achieved by our team in the City of Brimbank.
In yet another positive sign for local homeowners, particularly those getting ready for a Spring sale, (with the official start of the new season now just over a month away), we saw some excellent sales results being completed in a wide range of suburbs and price ranges, from the first home price bracket through to seven figure territory.
Here’s a summary:
Deanside: 21 Kalinda Avenue. One of two strong sales in this up-and-coming new neighbourhood in recent days, this four-bedroom single-level home found new owners as a result of competitive mid-week negotiations.
Deanside: 25 Kalinda Avenue. Offering a similar level of family-friendly accommodation to its neighbour two doors down, this one was sold within a few days of number 21 (pictured).
Keilor: 28 Green Gully Road. Being within walking distance of Brimbank Park, this comfortable three-bedroom home attracted strong interest from several young families before a satisfying mid-week sale saw the SOLD sign go up at just under $750,000.
Keilor Downs: 8 Birralee Square. This fully renovated three-bedroom home near Keilor Downs Plaza made an immediate impact with its clean lines and quality finishes. In fact, it didn’t quite make it to this week’s scheduled auction, with a convincing early offer of $665,000 sealing the deal during the week.
St Albans: 2/6 Larkspur Drive. This thoughtfully renovated three-bedroom home on a subdivided block near Sunshine Hospital saw the contracts inked during the week at $480,000.
St Albans: 1/175 William Street. Convenient access to shops, schools, cafes and trains was one of the key attractions of this three-bedroom timber home, as was a low maintenance lifestyle without a Body Corporate. It sold for $505,000.
Taylors Lakes: 1 Mariner Court. Nestled in a peaceful court with the waterfront parks and Taylors Lakes Primary and Secondary schools close by, this inviting double-storey home of four-five bedrooms promised clear lifestyle benefits for a growing family. A well targeted digital marketing campaign saw the gavel fall at this weekend’s auction for an impressive $1.125 million.
Don’t forget that one of the key ingredients in creating a realistic plan for the future is to start with up-to-date and accurate figures.
