Yes, Spring is in the air

There was definitely a feeling of Spring in the air this week as temperatures began to rise above the Winter chills and buyer numbers continued to rise at auctions and Open Houses.

The official start of the Spring selling season comes later this week, but all the signs are there that we’re already in Spring-mode, as this cross-section of recent results confirms…

Albion: 7/2-4 The Gables. This centrally located one-bedroom flat had been updated, adding to the appeal for investors and market entrants. It sold during the week for $212,000.

Braybrook: 1/11 Hanna Court. Situated in a quiet cul-de-sac near Braybrook Plaza, this modern three-bedroom townhouse achieved a strong mid-week sale at $725,000.

Delahey: 18 Oarsome Drive. Enjoying a convenient corner position with the park across the road, this updated three-bedroom home achieved $550,000 after competitive mid-week negotiations.

Delahey: 11 Raine Court. This three-bedroom home on a generous block of just under 700sqm made a real statement, with productive negotiations reaping $790,000.

Hillside: 47 Langmore Drive. A well-planned auction campaign resulted in this modern three-bedroom corner home achieving the desired result onsite on Saturday (pictured).

Hillside: 22 Colston Drive. A highly competitive bidding duel between four keen buyers saw the gavel fall on this attractive four-bedroom home at an impressive $841,000.

Kings Park: 622 Main Road West. Combining timeless charm with modern comfort, this prominent three-bedroom home saw the keys change hands at a very satisfying $650,000.

Taylors Lakes: 2 Rowlandson Place. Framed by impressive palm trees, this grand double-storey four-bedroom home saw the SOLD sign go up during the week at $1.065 million.

Taylors Lakes: 10 Mahon Court. A quiet court close to a range of schooling options added to the appeal of this luxurious four-bedroom home. The contracts were inked at a very pleasing $1.12 million.

As you can see from the results above, the market in the City of Brimbank is hitting its straps, meaning that anyone planning on making a move in the remainder of 2023 needs to get active so that they don’t miss the boat.
