Big results continue in local market
We’ve been talking about the underlying confidence in the property market in our part of Melbourne’s northern corridor for a while now.
Indeed, you’ve only got to look back to LAST WEEK'S POST to see that whilst there’s been quite a lot of negative commentary in the media about the overall Victorian real estate market, there are pockets of Melbourne that are continuing to produce results that exceed many people’s expectations.
I’ve said many times during the year that our local area is one of those, but we had a result this week that provided a prime demonstration of what is possible, so I wanted to share it with you.
Our final auction of October involved a renovated three-bedroom home at 32 Highlands Road in Thomastown. Offered for sale for the first time, this good looking home offered immediate comfort with the potential upside of sitting on a good-sized block of around 697 sqm of land in a Residential Growth zone.
As a result, it attracted good buyer interest from day one, with the majority of the crowd at the auction being interested buyers. In fact, we counted at least eight sets of buyers in attendance! Not all of them got the chance to raise their hands given the competitive nature of the auction, but at least five got that chance to stake their claim, and four were in the bidding right to the end.
The impact of this spirited bidding duel saw the bidding soar well past the vendor’s published reserve of $780,000 and did not stop until it reached a remarkable $920,000. Yes, you read that correctly…a total of $140,000 above our excited vendor’s expectations!
Not bad for a property market that is supposedly “struggling”, is it? As you can see from the photo, it was a result that produced smiles all round, from buyers and sellers alike.
The key to achieving a result like this is putting all the ingredients together from Day One, with the right marketing strategy and the right advice each step of the way. So, if you are looking to sell before the end of 2026, and would like to maximise your own result just like this one, be sure to get in touch with our team at Barry Plant Thomastown this week by calling 9466 3233.
