Buyers still keen on that key word: Potential
Whilst anyone who has ever asked about the best way to sell a property would inevitably have been told about the importance of presenting their property at its best, it is also true that there have always been, (and will always be I think), a solid number of buyers in the Sunshine area who are focused on that magic word…”potential”!
We saw a couple of prime examples of this today in the process of setting up yet another 100% auction success rate for our clients.
Potential was certainly the word on most buyers’ lips when we auctioned an older 2-bedroom brick home in Cobrey Street, Sunshine. Situated on around 532sqm of land in a convenient spot between Sunshine business district and Central West Shopping complex, we saw a mix of renovators, investors and builders expressing interest. In the end, it was a young family with renovation on their mind who emerged the winners, securing this property with a strong bid of $537,500.
There was also plenty of future potential on offer in the 3-bedroom home in Sunshine West’s Davey Street (pictured). Set on almost 700sqm of land complete with a bungalow in the rear garden, a similar group of buyers with an interest in renovation, rebuilding or renting it out gathered to compete for the keys. In this case, a local investor placed the winning bid of $714,000.
As we mentioned in our post during the week, the other side of potential is that anyone planning on selling in 2017 has the potential to leave their run too late if they don’t start getting the wheels in motion soon.
