Selling your home during the Coronavirus emergency

At Barry Plant we understand that people still need to buy and sell property for a whole range of reasons. We are open for business and here to help you – but we are doing things differently.

We already had a range of technology solutions in place as part of our plan to provide our clients with an elevated level of service no matter where they were and this has allowed us to quickly change our practices to provide you with a virtual solution that provides excellent results.

Appraising your property

The best way to give you an informed opinion on what your property might be worth is to attend your property. Of course, we will take the utmost care with hygiene and social distancing and will ensure that our agent is feeling well and has no reason to suspect that they may have been exposed to the Coronavirus. We will also be asking you if you have any reason to believe you may have been exposed to the virus before we attend.

Alternatively, we can inspect the exterior of your home and ask you to provide us with a tour of the interior using a program such as Facetime, Messenger or Zoom as well as providing us with photos. Our years of local experience, plus the property databases that we have access to will allow us to provide you with an estimation of what your property might sell for.

The best option is for you to give us a call so we can work out what method you are comfortable with.

Meanwhile, if you’d like to see how the real estate market in your suburb is performing, you can view Suburb Information here, or request a market analysis report from your local Barry Plant office.

Marketing your property

It’s important that good visual information on your property is available to attract the interest of buyers. Ideally, a professional photographer or videographer would take high-quality photos and video a virtual tour. We would then design a targeted campaign to promote your property across a range of mediums, including our database of qualified buyers, top real estate websites and social media.

How will you sell my property?

We have a variety of ways to sell your property – and they all produce good results – and they are all viable methods in the current conditions. It’s important to choose a method that you are comfortable with.

Auction

While we can’t currently hold the traditional public auction we have access to a range of virtual auction platforms. We were using these before the Coronavirus hit, and so we know they work well. People log on to see and hear the auction and can bid at any time through the platform. People’s credentials are verified when they log on and all bids are recorded.

Sale by SET DATE®

This is a sale method that is exclusive to Barry Plant and we have been using it achieve outstanding results since 2004. It creates the same sense of urgency and competition in buyers that an Auction campaign does, but, unlike Auction, there is no nerve-wracking public bidding process. Find out more about Sale by SET DATE® here.

Private Sale

Your property is offered for sale and, as agents, we do our job in working with interested buyers to negotiate the best price.

Online offer management platform

To make it easier for buyers to submit offers on your property, we have an online offer management platform. While it protects the privacy of the buyers, it offers transparency on where the current offers for your property sit – creating urgency in a buyer to submit a better offer.

Safe, secure e-document signing

From signing the Authority to Contracts of Sale we have the ability to provide an electronic method of signing documents that is secure and legally binding.

Can someone view my property in person?

At this point in time, we are able to organise private inspections of your home. Appointments are made and only the agent and one other person may enter your home at a time.

We strongly suggest that you also ensure that virtual tours and excellent photography are part of your marketing campaign so buyers can be sure that your property will meet their requirements before organising a private appointment.

What about the risk of exposure to Coronavirus during a private inspection?

The health and safety of our teams, our clients and the general community are vitally important to us. Before someone is allowed to attend an appointment they are asked to confirm that they are well and that they have no reason to believe they have been exposed to the Coronavirus. Your agent will also need to confirm that they are well and not a risk. We will have hand sanitiser available for use before entering and after leaving your property. The potential buyer is instructed not to touch anything while in the house and the recommended social distancing is maintained at all times. If you have any other requirements, we would be happy to discuss.

And when it’s sold?

We can provide both you and your buyer with details of an online conveyancing business that provides high quality, transparent and reasonably priced conveyancing service.
