100% Result despite tighter restrictions

With the State Government tightening the restrictions in so many of the postcodes in our part of Melbourne this week, you might have expected that we would be reporting a quieter week in our latest Update.

In a clear indication of the strength of buyer demand in Melbourne’s north-west, however, we are happy to report that our team at Barry Plant Caroline Springs and Taylors Lakes was able to achieve another 100% Auction success rate this week, along with some outstanding results through private negotiation as well!

These included:

Hillside: 6 Armadale Place As we mentioned a few weeks ago, this attractive street-facing townhouse in the Parks Estate made such a strong impression from the moment it hit the market that the vendors decided to accept a convincing offer of $510,000 in the first week of the campaign rather than waiting for this week’s scheduled auction.

Keilor Downs: 1A Alawa Court This attractive three-bedroom villa attracted interest from a mix of market entrants, investors and downsizers. A competitive online auction produced an excellent sale at $495,000 which was above our happy vendor’s reserve.

Kings Park: 58A Grevillea Road The extra focus on vacant homesites since the announcement of the Homebuilder bonus continued, with this 160sqm block with a planning permit already in place securing new owners during the week.

St Albans: 25 Cowra Avenue Less than 3 years young and positioned within a short walk of Ginifer Station, this modern three-bedroom two-storey home was another to enjoy a competitive winter sale.

Sydenham: 2/59-61 Pecks Road Enjoying easy access to the shops and trains at Watergardens, this four-bedroom townhouse produced smiles all round when the gavel fell just over the $600,000-mark.

Sydenham: 9 Dundee Way This neat three-bedroom home had extra appeal for young families with acres of open parkland right across the street. A satisfying mid-week sale in the mid-$500,000’s was soon completed.

Taylors Hill: 31 Callista Circuit A neat double-storey three-bedroom home on a low maintenance allotment neat Taylors Hill Primary School saw the SOLD sign go up at $535,000.

Taylors Lakes: 15 Nerida Court The decision to bring the auction forward to Wednesday evening (to avoid the lock-down restrictions) proved productive for our vendors of this well-built three-bedroom home. Four active bidders pushed the price to a very pleasing $718,000 in the evening light (pictured).
