Housing prices boom across the Eastern Suburbs

Melbourne’s housing price boom over the past 12 months has been well documented by numerous media outlets, but while much of the commentary has been about the huge price growth in regional centres — particularly those close to water — there is lots to be said for the impressive gains recorded by many suburbs more locally in the City of Manningham.

According to REA data, in the 12 months to December 2021, six suburbs in the City of Manningham saw its median house sale price increase in value by more than 16 per cent. These suburbs included:

  • Bulleen
    • Median house price: up 16.23 per cent from $1,165,750 to $1.355m
      • Median days on market: 25 (REIV)
      • Auction clearance rate: 88.70 per cent (REIV)
  • Doncaster
    • Median house price: up 16.3 per cent from $1,257,500 to $1,462,500
      • Median days on market: 26 (REIV)
      • Auction clearance rate: 76.72 per cent (REIV)
  • Doncaster East
    • Median house price: up 18.43 per cent from $1,250,050 to $1,480,500
      • Median days on market: 25 (REIV)
      • Auction clearance rate: 82.75 per cent (REIV)
  • Templestowe
    • Median house price: up 16.19 per cent from $1.42m to $1.65m
      • Median days on market: 26 (REIV)
      • Auction clearance rate: 81.21 per cent (REIV)
  • Templestowe Lower
    • Median house price: up 20.13 per cent from $1.181m to $1,418,750
      • Median days on market: 26 (REIV)
      • Auction clearance rate: 80.99 per cent (REIV)
  • Warrandyte
    • Median house price: up 31.8 per cent from $1.1m to $1.45m
      • Median days on market: 24 (REIV)
      • Auction clearance rate: 80 per cent (REIV)
