Time – We never have enough, and we always want more.

Time waits for no one; it heals all wounds. Time is the wisest counsellor and of course – Time is Money!

…and when it comes to real estate, time most certainly is money!

I was reminded of this at an auction today. We had just sold the 2 bedroom unit for an amazing price of $941,000 and the owner, who was beyond happy, reflected on when he first bought the unit back in 1997…… for $135,000! It was his first home and he was lucky enough and smart enough to hang onto the unit as he went on to buy larger properties over the years. Now, 26 years down the track, it sold for nearly seven times more than what he had paid. He had done very little to the property. He had just taken his time.

So, as we teach our children the value of working hard, being polite, and respecting others, perhaps there is another lesson we should have them learn. The lesson is that “the two most powerful warriors are patience and time!” The lesson to “buy real estate and then wait – Don’t wait to buy real estate!”

…. And if you are considering selling, now could very much be the right time. Core Logic data has shown an unseasonal upswing in national listings this week pointing towards the likelihood of an early spring selling season. So don’t wait until the market is overflowing with competing properties. Act Now ….. because time is of the essence!
