WHY WINTER IS A GREAT TIME TO SELL...

“When is the best time to sell?” A question we are asked in real estate circles all the time.

The answer?

Well, it’s not as simple as just picking a month out of the calendar. I guess the best time to sell is when everyone else is not! When there is less property on the market. When the supply and demand equation is leaning in your favour. In Melbourne, that time is often during winter!

As the weather turns and the thermometer drops, many sellers would be put off their sale until spring. They figure that the garden will look better, or the sunshine and blue skies will put buyers in a “buying mood”. Whilst they are not wrong, the problem with that logic is that everyone else is doing the same thing. This often results in a glut of listings hitting the market straight after the footy finals which can send sale prices southward.

The alternative, particularly if you aim to sell and then to buy, is to sell during winter when there is less choice for buyers. It’s a great time to be a seller! Once you’ve achieved your sale, you are now a cashed up buyer coming into spring. You have the benefit of having far more properties to choose from and often a relaxation in sale prices as well. Spring is a great time to be a buyer!

There you have it – the best of both worlds!!!

Of course, other factors can come into play. Interest rate fluctuations and government policy changes to name just two. But if you are lucky enough to be able to pick the best time to make your move – winter is well worth considering.
