WINTER MARKET OFF TO A FLYING START!
The first of June brought on the start of winter, along with the famous Melbourne “four seasons in one day.” It also brought 1000 plus properties to auction in what used to be known as a “Super Saturday.” So far this year, Saturdays with 1000 or more auctions across our city are becoming the norm and our real estate market is proving very resilient as most of these homes are sold on the day or shortly after.
Our team are also adapting to the way in which the market is moving. We need to read the play more so now, than ever before to help our owners make the right choices with their sale. We have plenty of owners choosing to take offers prior to auction and under the right circumstances this can be a very strategic way to maximise the result.
Importantly, we are also guiding some owners to perhaps forego the offer available on the day of auction to allow us time to access more buyers in the following days and to give others the time they need to put forward a more tempting offer. Obviously, there are many properties where the competition generated on auction day itself is what creates the very best result and we saw that play out with several of our auctions today.
Its all part of what we call our “auction success strategy.” We prefer not to subscribe to what some agents call auction “clearance rates,” where the goal is simply sell no matter what and move on. We take our time, talk to the interested buyers, liaise with our vendors, and set a strategy which works for them….. and why wouldn’t we? It’s what we do. We help our sellers do the very best deal that they can in the real estate market.
