Another 100pc result with end of Winter in sight
The second last week of Winter auctions produced a repeat of the type of result our team at Barry Plant Moonee Valley has achieved on many other weekends this Winter…a 100% auction success rate for our vendors and some outstanding negotiated mid-week sales as well. The team also completed some more really pleasing off-market sales this week, but more about those next week.
Among our recent results we saw success at:
Airport West: 132A Halsey Road
This brand-new contemporary villa built side-by-side in a family-friendly location close to Westfield made an impact with its quality appointments and smooth flowing floorplan. The keys changed hands at a very pleasing $785,000.
Avondale Heights: 28 Mountain View Avenue
After having been owned by the one family for more than half a century, this elevated three-bedroom home proved the value of post-auction negotiations. Having made the decision to have the property passed-in for further negotiations earlier this month, the SOLD sticker went up this week at $730,000.
Keilor East: 35 Berembong Drive
This fully renovated four-bedroom home attracted plenty of interest from the moment it hit the market, both for its appealing front façade (pictured) and its easy access to shops, schools and transport. Saturday’s auction produced an excellent sale after four bidders pushed the price above reserve before the gavel fell at $875,000.
Niddrie: 1/1 Elstone Court
With the Keilor Road café precinct literally right around the corner, this attractive two-bathroom front townhouse was a popular option for a number of local buyers. A very satisfying mid-week sale was completed at $650,000.
The key piece of advice for anyone planning a Spring sale in 2019 is not to leave your run too late. History shows that every year we see numerous local homeowners who leave their run until after the football finals are over, with the inevitable result being increased competition from all those other sellers who did exactly the same thing!
The smart sellers will be getting active right now, so that they can take advantage of the strong early Spring market in selling, as well as being in the prime position as a buyer when all that new stock starts hitting the market in October.
