For the third week in a row the Barry Plant team in Moonee Valley has been able to achieve an enormously satisfying 100pc success rate at auction for our vendors, with every one of this week’s scheduled auctions now proudly wearing that distinctive SOLD flag and every one of those vendors now planning the next stage of their lives with certainty. Importantly, our team has also been able to negotiate several strong mid-week sales, confirming that 100% success hasn’t been limited simply to auctions.

Among the most recent sales results that have attracted attention were:

Airport West: 4 Cameron Street

Potential was the word on everyone’s lips as they inspected this largely original three-bedroom home on around 697sqm close to Essendon Fields. Whilst the possibilities ranged from renovation and extension to rebuilding, there was no disagreement on the overall appeal of the position. As a result, a sale at $820,000 was negotiated straight after this week’s auction.

Avondale Heights: 13 Willow Drive

Enjoying a quiet park-side position within walking distance of Milleara Shopping Centre, this neat three-bedroom home was being offered for sale for the first time in over 50 years, so it was no surprise that the word ‘potential’ played a prominent role here as well. In the end six bidders competed for the keys, pushing the eventual sale price well above our happy vendor’s reserve before settling at a very satisfying $728,000.

Keilor East: 38 Milleara Road

A rare stand-alone entry-level opportunity in this popular area, this cosy two-bedroom home made an immediate impact the moment it hit the market, and got even more people talking once they’d seen the charming courtyard garden that protected the front of the property. Three main bidders competed at the auction, resulting in another sale price that exceeded expectations. This time the contract was inked at $525,100.

Strathmore Heights: 16 Vickers Avenue

Being within walking distance of Boeing Reserve and the Moonee Ponds Creek trails, this three-bedroom home was nestled on a 534sqm with the added appeal for families of being in the Strathmore school zone. An updated kitchen added to the appeal, and a pleasing mid-week sale was completed at $765,000.

The important message for anyone considering selling is not to let a few grey skies distract you from the fact that the current market is producing excellent results for sellers.
