Given the steady stream of positive news the property market has experienced in recent months, we probably shouldn’t have been surprised at the news this week that a growing number of experts are saying that not only are we likely to see another cut to interest rates later this year by the Reserve Bank, but there may be more cuts in 2020 as well.

There was no surprise in the fact that our team at Barry Plant Moonee Valley was reporting that buyer numbers were up again this week either!

The fact is that news like this is simply adding to the growing levels of confidence among home buyers in all price ranges and areas, with our team achieving another 100% Auction success rate this week, and some very impressive sales results through other marketing strategies as well, including several pleasing off-market sales.

Among our most recent results were:

Aberfeldie: 67 Faulkner Street

This original 1950’s three-bedroom home sat on just under 560sqm of land and was promptly sold via a quiet off-market campaign for close to $1.2 million.

Airport West: 154 Victory Road

This low maintenance three-bedroom home utilized our unique Sale by Set Date® methodology and achieved an outstanding sale at $665,000 before the deadline for offers had closed.

Airport West: 158 Halsey Road

Framed by a classic white picket fence and situated close to Westfield, this charming three-bedroom timber home found new owners before this week’s scheduled auction date at $700,000.

Avondale Heights: 1 Lancaster Avenue

Maintained with pride by the one family for more than 50 years, this single-level family home sat on around 728sqm of land bringing builders and developers into the pool of interested parties along with several local families keen to renovate and update. So strong was the interest that the vendors decided to accept a convincing early offer of $830,000 rather than wait for this week’s scheduled auction.

Essendon: 11 Gordon Street

Ideally located in a peaceful cul-de-sac with parkland at both ends of the street, this light filled three-bedroom clinker brick home (pictured) was zoned to Strathmore Secondary College and close to shops, trams and other amenities. Five bidders fought it out on auction day, with the eventual price of $1.16 million exceeding our happy vendor’s reserve price by more than 15%.

Keilor Park: 1 Biak Court

This neat family home on close to 600sqm of land was another one to benefit from a quiet off-market sale during the week, achieving a very pleasing sale at a little under $700,000.

Moonee Ponds: 2 Argyle Street

A near new townhouse in a boutique group of three located within a short walk of the Maribyrnong River, this stylish low maintenance two-bedroom residence saw the sold sign go up after productive mid-week negotiations at $755,000.

With the start of the Spring market now just a few weeks away, we are expecting buyer numbers to increase even further as August progresses, so if you would like to take advantage of the favourable selling conditions, don’t hesitate to give us a call at Barry Plant Moonee Valley on 03 9373 0000.
