The strong start to the Winter market that we reported in LAST WEEK’S UPDATE continued unabated this week. As we often remind people, there is a real misconception about selling real estate on a long weekend in general, (and conducting auctions in particular). Experience has taught us that in the right circumstances conducting an auction on a long weekend can be highly productive, as there is usually less competition from other sellers on the day, and this proved to be the case this week. In fact, this week’s auctions achieved a combined total of $116,000 above their combined reserves!

Among some notable results this week were:

Ascot Vale: 18 Gillespie Avenue

Situated in the highly regarded Ascot Chase Estate, with the added appeal of being directly opposite Walter Reserve and the wetlands, this modern three-bedroom, two-bathroom town residence attracted strong interest from multiple buyers in the lead-up to this weekend’s auction. With easy access to popular Showgrounds Village, the restaurants on Union Road and the Maribyrnong River precinct, this stylish contemporary residence sold above reserve. As you can see in the photograph, all parties seemed very happy with the result.

Keilor East: 73 Rachelle Road

Capturing views to the City skyline from this elevated corner position, this stylish two-storey home made a real impact with a beautifully finished interior highlighted by a stylish stone and stainless-steel kitchen, the flexibility of three bathrooms, private alfresco dining and a sought-after location close to shops, parks and quality schools. A strong mid-week sale was the inevitable result of a productive campaign.

Niddrie: 2/9 Hutchison Street

The combination of a low maintenance, single-level floorplan and quick access to the Keilor Road Village cafés and shops, city trams and Freeways proved to be a popular one. So popular, in fact, that we conducted a mini auction in our offices between interested buyers, enabling our vendors to accept an early sale above their reserve rather than waiting for this weekend’s scheduled auction.

Now that the Queen’s Birthday long weekend is out of the way, sellers can look forward to an uninterrupted run all the way to September.
