Strong Spring market comes with a deadline

This weekend is a moment where lots of Richmond supporters are able to enjoy their moment in the sun, and good luck to them. However, for everyone else in Melbourne, that glimpse of Spring sunshine that we are all enjoying this week needs to be viewed with the knowledge that the Spring property market in the City of Moonee Valley has reached an important point in time, particularly if you are considering making a move in 2019.

It may seem odd given that it was only a few weeks ago that we were all complaining about those cold Winter mornings, but one glance at your calendar today will confirm that there are now just nine weeks left in Spring, and that’s not a particularly long time when you think about it.

Fortunately, it looks like the property market is now positioned for a distraction-free run through to the end of the year, (excluding a horse race or two of course). Furthermore, the local market is showing real strength in all areas and price ranges, with our team at Barry Plant Moonee Valley achieving some outstanding recent results for our vendors. The recent sale of a potential-packed three-bedroom home in Huntly Street, Moonee Ponds (pictured) was just one recent example of this.

There are several reasons why you should be feeling positive if you are considering a sale right now. They include:

  • Interest rates are at record lows and some economists are saying they will go lower…perhaps as early as this week…making this a great time to take out a new home loan.
  • October and November are the ideal time for families to buy if you want to settle during school holidays – less disruption and an easier transfer between schools if required.
  • There’s plenty of pent-up demand right now from frustrated buyers who have been missing out in highly competitive auctions and are keen to buy as soon as possible.
  • In fact, our team has been able to achieve a 100% Auction success rate for our vendors on multiple weekends recently, with several properties selling well above the ecstatic vendors’ reserves.
  • Finally, Daylight Savings starts next weekend. That means even more opportunities for buyers to go house hunting during the week, increasing your chances of a quick sale.

So if you need some experienced advice and assistance, whether that means getting the right trades or services to help you, or simply putting the right plan in place to ensure your timing is absolutely right, then don’t hesitate to contact our team on 9373 0000.

Cheers,
