Regular inspections are not only essential for the value & longevity of the property but are also vital in maintaining quality tenants.

They may seem arduous or even concerning for Renters, but these inspections are as much for the benefit of the Renter as for the Rental Provider

What Is a Routine Inspection?

It is an inspection of the rented property to ensure that the property is being maintained in good condition, usually lasting around 10 or 15 minutes. The Rental Provider has the right to be in attendance. It keeps them up to date with the current state of the property. Please make an effort in the presentation – they will appreciate it.

Photographs will be taken to be provided with the written report and for reference to any maintenance that is required.

Why Do We Need Inspections?

They are not only essential, they are used to avoid problems before they become problems. They not only protect the property itself, but it is also a time for a Renter to advise of any important maintenance issues that require attention.

What Are the Rules Around Routine Inspections?

The first inspection and then on a six-monthly basis. A tenant will be provided with no more than seven days’ notice, and only during the required hours. The Renter may not be home at the scheduled time, so usually, the office key is used for access. The property is always checked and made sure it is secure when leaving the home.

What Are Tenants Rights Around Inspections?

As long as appropriate notice has been provided, a tenant must grant access to the property. There are several reasons which have been provided by Consumer Affairs Victoria that a tenant might refuse entry.

  • the visit isn’t between 8am and 6pm, or it’s a public holiday
  • they haven’t been given written notice
  • the notice wasn’t given to them properly (for example they weren’t told far enough in advance)
  • the rental provider wants to enter because the renter has been given notice to vacate but it’s before the last 14 days of the rental agreement
  • the rental provider wants to enter to do a general inspection, but one has already been completed in the last 6 months.

What was the impact of COVID on inspections?

Recently inspections were carried out in a virtual format and many tenants were very helpful in making this possible. Now that restrictions have been lifted, offices are returning in-person inspections.
