Another 100pc result despite distractions

The hot topic of conversation this week was the coronavirus…well, that and toilet paper…but home buyers were still prepared to make long term decisions with some excellent sales results being achieved across the City of Brimbank despite the distractions. Indeed, our team at Barry Plant St Albans was able to achieve yet another 100% auction success rate for our happy vendors.

A cross-section of our recent results includes:

Caroline Springs: 26 Marine Parade

Ideally situated in the popular Esplanade Estate, within walking distance of Caroline Springs Square, the lake, buses, schools and parks, this stylish four-bedroom contemporary home attracted strong buyer interest from the moment it hit the market. So strong, in fact, that our happy vendors were able to put the SOLD sign up early after a convincing offer of $740,000 was made in the second week of the campaign.

Deer Park: 6 Aycliffe Drive

Proximity to Victoria University Secondary College and the Koroit Creek parklands added to the appeal of this three-bedroom home, with a satisfying mid-week sale being completed at $530,000.

Delahey: 28 Hutzul Court

Situated in a quiet child-safe court offering easy access to schools, Delahey Village, Watergardens and transport, this well-presented three-bedroom home attracted the attention of several first home buyers and investors. Buyers responded well to the updated kitchen and extension alfresco entertaining zone, resulting in an excellent auction sale at $478,500.

Hillside: 35 Grandview Crescent

This attractive single-level four-bedroom home on just over 590sqm of land in the Bellevue Estate attracted a big crowd to watch four determined bidders try to win the keys. Strong competition saw the price rise to an outstanding $671,000 before the gavel finally fell.

St Albans: 1/52 Oberon Avenue

Set at the front of the block where it enjoyed private driveway access, this modern three-bedroom townhouse was within walking distance of the shops on Alfrieda Street and the new train station, with St Albans East Primary and St. Albans Secondary College both close by. Strong early interest resulted in some competitive mid-week negotiations, with the contract being inked at $590,000 (pictured).

Sunshine West: 207/11 Champa Road

The sleek contemporary styling of this two-bedroom apartment certainly struck a chord with investors and market entrants, with a pleasing mid-week sale being completed at $395,000.

The important message for local homeowners considering selling is that no matter what is happening as far as media hype goes, there is still a major shortage of properties available for sale. With so many buyers keen to secure their next home, sellers definitely have the upper hand right now. So, if you’re looking for a strong sale, just like the vendors mentioned above, feel free to give the team at Barry Plant St Albans a call on 9367 7044.
