Buyers get busy as restrictions ease

As we forecast in last week’s Update, the property market in the City of Brimbank certainly hit the ground running as soon as the lockdown was ended on Wednesday night.

In fact, several of this week’s sales results took place on properties that hadn’t even had time to be launched on the internet with numerous motivated buyers prepared to make very strong offers as soon as they are able to inspect a suitable home.

The activity levels that we are experiencing at the moment provide a timely reminder to all aspiring buyers of the importance of registering you details and property preferences with one of our team. That way you may get a ‘heads-up’ about a new listing and have a chance to get an early inspection before it has even had time to be photographed, let alone promoted via the real estate portals.

Among our team’s recent results were:

Caroline Springs: 18 Buvelot Crescent. Four bidders competed for the keys to a modern three-bedroom home, resulting in a very satisfying sale at $690,000.

Fraser Rise: Hawking Crescent. An immaculately presented three-bedroom home made a big impact on several young families with its park-front position, with the SOLD sign going up at $617,000.

Hillside: Bellevue Boulevard. An eye-catching double-storey four-bedroom home offered easy access to the kindergarten and Primary School, resulting in a quick pre-auction sale at $765,000.

Hillside: Warrens Brook Road. Our auction here was one of those that was delayed by a week due to last week’s lockdown. However, that didn’t stop five bidders from pushing the price all the way to $830,000.

Hillside: Stirling Court. Tucked at the end of a quiet court near the Recreation Reserve, this four-bedroom home was another to reap the benefit of our extensive database of motivated buyers, selling before the board went up.

Keilor Downs: Adler Court. As we mentioned last week, this four-bedroom double-storey home in a quiet cul-de-sac near Keilor Downs Plaza sold in the second week of the auction campaign for a pleasing $870,000.

St Albans: Fox Street. Having successfully found buyers for all three of the brand-new townhouses and units on this attractive development, our happy vendors gathered with Alan Au (pictured) from our St Albans office to celebrate putting the SOLD sign up.

St Albans: Brackley Court. A quiet court location added to the appeal of this renovated three-bedroom home with a self-contained studio. A strong mid-week sale was the prompt result.

Taylors Hill: Peppermint Grove. This popular pocket of Taylors Hill saw four bidders fighting to join the neighbourhood, with an impressive final bid of $745,000 getting the job done.

Taylors Lakes: Mungana Court. With Taylors Lakes Primary and Secondary College right around the corner, this tree-lined court was always going to be popular with young families. Saturday’s auction of a four-bedroom home saw the gavel fall at $670,000.

Taylors Lakes: Vasa Place. A well-established three-bedroom home in a popular Keilor Lodge location, this home was another that achieved a strong off-market result prior to any formal marketing was commenced.

Taylors Lakes: Leichardt Close. A four-bedroom home saw spirited competition between to onside bidders and one online. The result was a terrific sale at $828,000.
