Market enjoys a sunny start to Summer

With so much pent-up buyer demand still yet to be satisfied, it was no surprise to see the start of the Summer market picking up pretty much where the Spring market left off. We saw competitive bidding in the glorious December sunshine this weekend, with some outstanding results being achieved by several happy vendors in the City of Brimbank.

This week’s results included:

Delahey: 8 Marlock Way

A mix of first home buyers and investors turned out for the opportunity to secure the keys to this attractive three-bedroom, two-bathroom home with schools, shops, parks and trains all handy. Two main bidders fought it out, pushing the price well above our happy vendor’s (pictured) reserve when the gavel fell at $583,000.

Fraser Rise: 79 Rowling Street

Just six years young and boasting a prime position in the popular Aspire Estate, this attractive three-bedroom home proved so popular that a convincing early offer of $610,000 in the second week of the campaign was enough to convince our vendors not to wait for this week’s scheduled auction.

Hillside: 70 Wattle Valley Drive

Interest from several market entrants along with a few local downsizers drove the competition for this well presented three-bedroom single-level home a short walk from Hillside Primary School. A good-sized crowd watched three main bidders push the price to $615,500, with a young family securing their first home.

St Albans: 3/48-50 Disraeli Street

Offering a low maintenance lifestyle close to Brimbank Shopping Centre, this three-bedroom villa benefitted from competitive mid-week negotiations, selling for a satisfying $428,000.

St Albans: 27 Errington Road

Whilst still in good condition, it was the future possibilities that attracted interest from builders, developers and investors in this three-bedroom home on an impressive 650sqm block. The sold sign went up at $620,000.

Taylors Hill: 1 Wannon Place

Being so close to Taylors Hill Primary School, Gilson College and Watervale Shopping Centre, it was no surprise to see strong interest in this well renovated double-storey four-bedroom home. A local family upgrading won a competitive auction with the sale being completed at a pleasing $795,000.

With negotiations continuing on properties in areas like Hillside, Sydenham and Taylors Lakes as I write this report, it is clear that several more local vendors will be watching SOLD signs going up on their boards before this month is through.
