Market getting hotter as temperature drops

The weather may have turned a bit chillier this weekend, but that didn’t stop all those motivated buyers from turning out in big numbers to compete for some choice properties across the City of Brimbank.

Not only did all seven of this week’s scheduled auctions achieve excellent sales results, as you will see below, but several other properties found new owners through some highly competitive negotiations, including a couple of properties that we decided to pass-in last weekend in order to lock in better results for our vendors. Here’s an overview:

Delahey: 2 Cooper Court. This auction was brought forward by two weeks due to the strong early interest. Seven bidders had a crack, resulting in a very satisfying sale, well above reserve, at $715,000.

Hillside: 1/13 Jade Way. It was great to see three generations of bidders at the auction of this three-bedroom villa, with a grandfather guiding a first home buyer to success with a bid of $560,000, well above the reserve.

Hillside: 30 Sunningdale Drive. Six bidders fought it out for this three-bedroom home on a compact lot of 375sqm. A fantastic sale at $610,000 was $70,000 above expectations!

Hillside: 22 Hannah Avenue. This neat one-owner four-bedroom home attracted a big crowd which watched five bidders compete, selling well above reserve at $726,000.

Hillside: 91 Catherine Drive. Well built and well presented, this four-bedroom home near Parkwood Green Primary School sold during the week for a substantial $745,000.

St Albans: 18 Lois Street. Tucked away in a quiet residential pocket just around the corner from Churchill Reserve, this neat three-bedroom home attracted immediate interest from a mix of first home buyers and investors, selling within days.

Sydenham: 2/43 Pecks Road. This tidy three-bedroom villa was another to enjoy an early conclusion to its auction campaign, selling during the week for $490,000.

Sydenham: 10 Benjamin Drive. The value of professional post-auction negotiations was clear when this three-bedroom home was sold on Monday for a very strong $675,000.

Taylors Hill: 42 Pyrmont Terrace. This elegant single-level five-bedroom home was scheduled for aid-week auction, but a record-breaking offer of $965,000 saw the SOLD sign go up on Monday night.

Taylors Lakes: 32 Prince Albert Crescent. In a result that has got the whole neighbourhood talking, this updated four-bedroom home sold prior to auction for a massive $1.16 million.
