Nine out of nine tells the tale

There was plenty of media coverage of the attendance numbers turning out to watch the first round of the AFL this week, but the MCG wasn’t the only place that saw big crowds gathering to watch some serious competition.

We saw some remarkable gatherings at many of our nine auctions across the City of Brimbank this weekend, in one case completely blocking the street. We also saw spirited bidding duels between multiple groups of anxious buyers resulting in all nine of our auctions selling for fantastic prices. In fact, some exceeded the vendors’ reserves by as much as 20%!

Here’s a summary:

Delahey: 3 Slessor Drive. Right around the corner from Mackellar Primary School, this neat three-bedroom attracted strong bidding from a mix of market entrants and investors before the gavel fell at an impressive $691,000.

Kealba: 7 Leavesdon Avenue. A spirited bidding duel saw this fully renovated three-bedroom home exceed the reserve by close to 15% when it was sold for $685,000.

Kings Park: 38 Braeswood Road. A family-friendly location close to a range of schools including Gillson College added to the appeal of this three-bedroom home, with the auction producing a pleasing sale at $519,000 (pictured).

Kings Park: 7 Tullus Court. Tasteful renovations proved productive in this well maintained three-bedroom home in a quiet court setting. A competitive auction produced a satisfying sale at $640,000.

St Albans: 464A Main Road West. Set on just short of 700sqm of land within walking distance of several schools including Victoria University Secondary College, this potential-packed three-bedroom home exceeded the ecstatic vendor’s reserve by more than 10% when it sold for $785,000.

Hillside: 1/3 Gourlay Road. A generously proportioned one-bedroom apartment sold to an excited first home buyer for $315,000.

Hillside: 9 Sylvia Close. This compact three-bedroom home attracted multiple bidders and sold well in excess of expectations at $602,000.

Taylors Lakes: 22 Kangaroo Paw Court. The value of patient past-auction negotiations was proven once again when this compact two-bedroom home sold during the week for $450,000.

Taylors Lakes: 8 Queen Victoria Crescent. Six motivated bidders raised their hands at the well-attended auction of this single-level four-bedroom home just around the corner from the lakes. Competition did the rest with the sale at $952,000 exceeding our delighted vendor’s reserve by more than $160,000, (more than 20%).

Taylors Lakes: 14 Tasman Crescent. A massive crowd that blocked the street, (sincere apologies to the neighbours), gathered to watch another six bidders compete for the keys to this gorgeous double-storey home. They weren’t disappointed, with the bidding soaring more than $100,000 above expectations before selling for a remarkable $1.02 million.
