No time off for busy buyers

As we often remind readers of these posts, one of the most common misconceptions that people have about the property market is that activity levels drop when we have long weekends or public holidays.

The fact is that a motivated buyer will inspect a property that is of interest to them, even if that Open House is held at midnight in a snowstorm, and that is particularly evident when you’ve got such strong buyer numbers and limited property for sale (like we do at the moment).

We experienced that strong demand again this week, despite the opportunity for some Melbourne residents to escape for the long weekend, with some terrific recent results being achieved for our vendors. These included:

Albanvale: Tarlee Drive. A convenient location close to Brimbank Shopping Centre attracted good buyer interest to this three-bedroom home, with the contracts being signed at $520,000.

Caroline Springs: Monckton Place. The appeal of a modern apartment lifestyle was well captured by this two-bedroom option within walking distance of the Town Centre. It sold for $430,000.

Fraser Rise: Hawking Crescent. An immaculately presented three-bedroom home made a big impact on several young families with its park-front position. The SOLD sign went up at $617,000.

St Albans: Norman Street. It didn’t take long for this neat two-bedroom unit to find new owners, with both first home buyers and investors responding as soon as it hit the market.

St Albans: Swansea Parade. Potential was the word on everyone’s lips as soon as inspections of this three-bedroom home within walking distance of St Albans Secondary College began. A very satisfying mid-week sale at $570,000 was completed in relatively quick time.

Sydenham: Sydenham Road. Attracting interest from a mix of market entrants, investors and some local downsizers, this three-bedroom townhouse near Watergardens produced a pleasing mid-week sale in the low $400,000’s.

The important thing to remember if you are spending this long weekend weighing up whether now is the right time to make your next move in the property market is that with so many buyers having missed out in a competitive market recently, a strong sale could be just one inspection away.
