Record-breaking run continues

The final week of auctions for the first quarter of the year proved to be another highlight-packed one for our vendors. Not only did we see another nine auctions producing outstanding sales results across the City of Brimbank, but one of them even managed to set a new price benchmark in the process.

Here’s a run down of some of these tremendous results:

Caroline Springs: 16 Tamborine Way. Set in a quiet pocket a short stroll from the parks and lakes, this single-level three-bedroom home attracted plenty of interest from market entrants before selling for $595,000.

Caroline Springs: 18 Stoneman Turn. This four-bedroom home proved the value of professional post-auction negotiation, with the contracts being signed at $605,000.

Delahey: 1/2 Young Court. A mix of first timers and downsizers showed the most interest in this updated two-bedroom unit around the corner from Mackellar Primary School. There were plenty of raised eyebrows when it produced a remarkable $560,000!

Fraser Rise: 1/3 Springlands Crescent. Offering a low maintenance lifestyle with shops and the Secondary College nearby, this three-bedroom townhouse achieved a pleasing pre-auction sale at $610,000.

Hillside: 8 Park Road. A sought-after location in the popular Bellevue Hill Estate meant this double-storey four-bedroom home was always going to attract interest. This week’s twilight auction saw the gavel fall at $757,000.

Hillside: 4 Pimelea Way. Just four years young and presented with pride, this single-level four-bedroom home sold over reserve at $853,500.

Hillside: 104 Wattle Valley Drive. Nestled within the Parks Estate with two Primary Schools within walking distance, this single-level four-bedroom home flew past our ecstatic vendor’s reserve to achieve $752,000.

Hillside: 36 Langmore Drive. Another popular opportunity in the Parks Estate, this striking four-bedroom home featured impressive outdoor entertaining space and sold for $725,000.

Hillside: 3 Castlewellan Boulevard. This remarkable five-bedroom showpiece on around 2000sqm generated enormous interest from the moment it hit the market. The private auction held on Thursday evening saw eight registered bidders all raising their hands. The resultant bidding duel set a new record for the Hillside 2000 Estate when this remarkable home sold for $1.866 million!

Keilor Downs: 6 Mathis Avenue. A well-established three-bedroom home on around 691sqm of land attracted a big crowd to watch the bidding soar well past the reserve to sell for $755,000.

St Albans: 1/2 John Street. Quality renovations made all the difference to this two-bedroom unit with parkland across the street. Competitive negotiations produced an excellent sale at $410,000.

St Albans: 12 Burgundy Crescent. Easy walking access to several schools added to the appeal of this well-maintained three-bedroom home, with the sold sign going up during the week.

St Albans: 8 Biggs Street. A huge block of around 760sqm and wide side access beside the three-bedroom home generated an immediate response the moment this one hit the market, with a strong sale following soon after.

With Easter providing an opportunity for everyone to regain their breath, the coming week could be an ideal time for local homeowners to reset their plans and consider whether the time is right to make a move while demand is so strong.
