Strong December sales continue

Here we are, halfway through December. Yet the strong demand from so many home buyers who are keen to try to secure their next home before the holiday break is still producing some outstanding December sales for local vendors. Indeed, several of this week’s results exceeded all expectations.

We saw some outstanding December sales activity in a variety of suburbs around the City of Brimbank, including:

Hillside: A modern, low-set -bedroom home in Avenham Court was on the market with a strong opening bid of $590,000, but the competition continued all the way to a very satisfying sale at $613,000. In contrast, the value of experienced post-auction negotiations came to the fore with the sale of a convenient 3-bedroom home in Community Hub.

Keilor Downs: A 4-bedroom home with a pool in Cromer Place attracted a big crowd who got to watch a spirited duel between five bidders. The sale price of $725,000 was well above our happy vendor’s reserve price. Meanwhile, over in Copernicus Way, a 3-bedroom townhouse also exceeded its reserve in selling for $466,000.

St Albans: Located in a popular pocket of St Albans East where quality homes abound, a 4-bedroom home in Feldspar Close (pictured) attracted plenty of interest from buyers who liked the easy access to Ginifer station and Sunshine Hospital as well as local schools and shops. Productive negotiations immediately after the auction saw the SOLD sign go up at $582,000. The front unit in a group of two on Manfred Avenue was also sold during the week.

Sydenham: Competitive mid-week negotiations saw the SOLD sign go up a few days after last week’s auction of a recently refurbished 3-bedroom home in Chandos Street.

Taylors Lakes: The combination of a quiet court location and a pretty period-influenced façade proved a popular one in Lindsay Court, where a 4-bedroom home achieved an excellent mid-week sale.

Whilst we still have several outstanding opportunities available, the majority of buyers are unlikely to secure their next home in what’s left of December. So we are expecting the property market to get off to a flying start in early January.
