Summer market comes to a hot conclusion

In more good news for property owners in the City of Brimbank, the real estate market in our area finished the Summer sales season in much the same way that it began back in December, with strong enquiry levels and some serious competition between bidders at many of our auctions.

The good news for anyone planning on selling in the near future is that Autumn is statistically the most productive time to sell a property in Australia. When you consider the pent-up demand from buyers right now, the next few months look like being a great time to sell.

Recent results in the Summer market included:

Located in the popular Northgate Estate, this low maintenance three-bedroom home featured an eye-catching front façade that paid tribute to early Australian architecture, including the classic rolled iron front verandah. An appealing prospect for first home buyers, a strong mid-week sale was soon completed at $470,000.

This warm and inviting single-level three-bedroom home was a great option for a young family with both Primary and Secondary schools just around the corner. A very effective auction campaign came to a highly satisfying conclusion this weekend with buyers pushing the bidding all the way to $631,000, well above expectations.

St Albans: 1 Stevens Road

This solid brick three-bedroom home (pictured) had several people guessing whether the eventual buyers would have plans for the home itself, or the generous allotment of over 790sqm. Four bidders fought it out, with the gavel falling at an impressive $673,000.

St Albans: 54 Charles Street

Sold with planning approval already in place for the construction of four new townhouses, there was never any doubt what the buyers would have in mind for this three-bedroom home on around 582sqm of land. Strong interest saw the contract inked just before the weekend.

Taylors Hill: 83 Durack Circuit

This freshly updated three-bedroom villa made the most of new paint and carpets, attracting interest from a mix of market entrants, downsizers and investors. This strong interest resulted in a competitive auction that didn’t stop until the bidding reached a remarkable $519,500!

Taylors Hill: 55 Jacaranda Drive

Once again, all expectations were exceeded once the market was allowed to compete for this gorgeous three-bedroom family home with Watervale Shopping Centre a short stroll away. Buyers responded positively to the attractive front façade and the expansive alfresco entertaining zone, with bidding soaring to a pleasing $710,000.
