There are many different roads to a great result

It was a busy week for the Barry Plant team in Brimbank, with strong activity across the board and particularly from first home buyers who are keen to secure their entry into the property market before prices rise any further. It was interesting to see that great results were possible through auctions, private sales or even quiet off-market campaigns where clients were keen to avoid too much public fuss (pictured).

Among the more notable recent results were:

Caroline Springs: 5 The Entrance

Offering a super convenient position for first time buyers, this three-bedroom townhouse completed a successful auction campaign this week with the SOLD sign going up at $485,000.

Delahey: 41 Yeats Drive

This neat single-level three-bedroom home appealed to young families with its easy access to both Primary and Secondary schools. This was one of those cases where our vendors were happy to accept a convincing early offer of $590,000 rather than wait for this week’s scheduled auction.

Hillside: 14 Canopy Crescent

Situated in the newly established Stonybrook Estate, this three-year-old double-storey home on an easy care 328sqm block drew interest from several local families. The interest was so strong, in fact, that a strong early offer of $690,000 was put forward, cancelling the need for the planned auction.

Keilor Downs: 120 Copernicus Way

As we mentioned last week, this grand five-bedroom home with a touch of Spanish Mission styling was another property to benefit from compelling early interest from highly motivates buyers. Rather than wait for auction day, the vendors were more than happy to take it off the market for a very satisfying $778,000.

St Albans: 56 East Esplanade

Enjoying a prominent position in St Albans East and an impressive block size of around 758sqm, it was no surprise to see the strongest interest in this three-bedroom home coming from several local builders, investors and developers. A strong mid-week sale soon resulted.

Sydenham: 5/3 Victoria Road

Just two years young and located within walking distance of Watergardens, this end-of-the-row townhouse drew competitive offers from two strong buyers, pushing the sale price above our happy vendor’s asking price.

Taylors Hill: 19 Dorcas Lane

A huge crowd gathered under the alfresco entertaining area of this generous five-bedroom double storey home with a pool. Five bidders fought it out before the gavel fell at a remarkable $910,000, setting a new benchmark for the street.

Don’t forget that if you are planning on making a move in the current market and want to achieve a sale before the end of the year, time is becoming one of the key factors in this equation. So don’t leave it too long to give us a call at Barry Plant St Albans if you need any advice or tips. Our number is 9367 7044.
