Yes, you can still finish in front!

There are a lot of Melbourne residents who will be closely watching the activity at Flemington this week. However, as we pointed out in our Update in this week’s local paper, anyone who is considering a property sale in 2019 has another race to focus on, and this one is far more important than following the horses.

If you are a regular reader of these posts, you’ll know that October has seen some outstanding sales by the Barry Plant team in the City of Brimbank, coming on the back of a much-improved July-to-September quarter. Open House attendances are up markedly, and multiple bidders at auctions have become the norm again. Our impressive recent results have proven that if you have the right team behind you, there’s still time to stack the odds in your favour and come out a winner in your property dealings.

Here’s a summary of the state of the track at the start of November…:

  • First and foremost, there are STILL far more buyers than there are homes available;
  • Interest rates are at record lows, making this a great time to buy;
  • As a result, buyers are competing strongly and pushing up prices;
  • Our offices are achieving 100% Auction success rates on a regular basis;
  • Some vendors are exceeding their reserve prices by as much as 10-20% (or more);
  • We’ve even seen some price records broken that were set in the peak of 2017!

Having said all that, the important factor for sellers to remember is that nothing lasts forever. If you’d like to have a SOLD sign out the front of your place this side of Christmas, you really need to ensure that your property is on the market within the next two weeks at the latest. After that you will need to rely on luck as much as your agent’s skill.
