Auction season off to a $9 million start

Last weekend was a relatively quiet one for auction followers in Melbourne, so it was good to see the property market stepping up a gear this week. In fact, a doubling of the number of properties being offered for auction probably confirms that auction season has now officially opened for 2018.

The great news for clients of Barry Plant in the western suburbs was that auction season opened with a bang for our network. We saw 13 of 15 auctions sold under the hammer, producing sales of more than $9 million between them, with at least one of the remaining properties already under contract as I write this report. That’s an auction success rate of 93%-plus, which is really positive news for anyone planning on selling in the western suburbs in the coming months.

On a local level, our team at Barry Plant Sunshine was able to achieve a very satisfying 100% auction success rate for our vendors this week.

One of the highlights of this week’s activity involved a 4-bedroom home on a generous 711sqm allotment in Bradley Street, Sunshine North. With an outlook over parkland and Residential Growth zoning, the majority of interest came from buyers with an interest in redeveloping the site, so it was no surprise to two developers fighting it out in a competitive bidding duel at the end of the auction, resulting in a very pleasing figure for our vendors.

Another spirited competition took place in Ardeer, where prospective owner occupiers battled it out with investors for the keys to a 3-bedroom timber home on a corner block in Chelsey Street. In the end, the home owners won the day with a very satisfying sale being concluded at $726,500. As you can see from the photo, both the vendors and buyers seemed very happy with the result.
