Huge buyer numbers as autumn property market dawns

It’s fair to say that I’ve been talking about the strength of the property market in the western suburbs quite a bit recently…but I thought you might be interested to see the sorts of numbers that we are currently dealing with. So, as we wrap up the first week of the Autumn property market, it was timely to learn that the Barry Plant group in the Western zone of Melbourne recorded a total of 3,648 separate groups of buyers at our Open Houses in February alone!

That’s a lot of people who are keen to buy a property in this area, so it’s not surprise that so many buyers are feeling frustrated at the lack of available listings! This level of buyer demand as we kicked off the Autumn property market certainly played a role in our production of more exciting results this week, including:

Ardeer

This week’s auction of a charming one-owner 3-bedroom clad home with a granny flat in Helene Street, in between the Ardeer Primary School and the Kororoit Creek Trail, saw good competition from investors. Neither bidder wanted to give up, resulting in a great sale at $624,000.

Sunshine

A mix of investors, developers and home buyers all showed interest in a 4-bedroom timber home on a corner block of 707sqm in Cornwall Road, not far from Braybrook College. In the end, a local family emerged as the winning buyers, securing this exciting property for $950,000.

Sunshine North

As expected, the delightful 3-bedroom period home in Busch Street that we passed in last weekend at $700,000 benefitted from the opportunity for further negotiation. It was sold within a few days for $730,000.

Sunshine West

As some readers would already be aware, an appealing contemporary 3-bedroom brick home in The Avenue precinct attracted such strong interest that the vendors decided to accept a convincing early offer of $770,000 rather than waiting for the scheduled auction.

Yarraville

For those that may have missed the news, it was confirmed during the week that last week’s auction in Geelong Road set a new price record for an individual property in the suburb, as well as exceeding our happy vendor’s reserve price by more than $300,000!
