Real estate market report

Before I begin this week’s Market Report, I wanted to extend my thanks to all those home buyers and sellers, along with numerous local landlords and tenants, who played a key role in our team at Barry Plant Sunshine being so highly ranked in this year’s Rate My Agent Awards.

Given that these awards are based entirely on the feedback of the public, it means a lot to us to be ranked the No.1 Agency in so many local suburbs, as well as having our staff being ranked the No.1 Individual Agents in those suburbs as well.

Not surprisingly, we have been contacted by quite a few local property owners recently who are keen to know how the property market has been performing so far in 2018. With this in mind, I’ve provided the following update on activity in the local area.

Here’s our market report for February

Ardeer

Recent sales of 3-bedroom homes in Chatsworth Avenue, Blanche Street and Holt Street have ranged between $600,000 and the mid $800,000’s.

Braybrook

A beautifully appointed 2-bedroom townhouse with the retail strip of Ballarat Road at the end of the street and Cranwell Park a short walk away attracted such strong interest that the vendors decided to accept a convincing early offer of $615,000 rather than wait for this week’s scheduled auction.

There have also been several other recent townhouse sales in this area in the high $500,000’s.

Kingsville

There were several local developers among the crowd who turned out to bid for a rare 944sqm allotment with a General Residential zoning on Geelong Road this week. Previously used as a warehouse/showroom with plenty of on-site parking, this site saw spirited bidding from three main suitors, resulting in a sale that was more than 20% above our happy vendor’s reserve price!

Sunshine

Combine a 5-bedroom home with a corner block in sought after Matthews Hill and you can be pretty sure that you’ll have buyer interest. That was certainly the case at 91 Monash Street (pictured) this week, where fierce auction bidding between home buyers and investors produced an outstanding sale at $1.075 million…well above expectations.

Other recent sales have ranged from an apartment in the mid $300,000’s to a free-standing home in the low $900,000’s, confirming that buyer demand is strong in all property categories and price ranges.

Sunshine North

Regular readers will probably be aware that our recent run of positive results has included an outstanding sale on a 4-bedroom home in Bradley Street and a 3-bedroom home in Somerset Drive.

Sunshine West

Among several very satisfying sales in recent weeks we saw 3-bedroom homes successfully sold in Killeen Street and Dresden Way, with prices ranging from the low-mid $600,000’s to the mid-high $700,000’s.
