Western suburbs looking strong in 2018

For those who may have missed it, we saw some more positive media coverage of the western suburbs property market this weekend. Page 23 of Saturday’s Herald-Sun featured an article by Scott Carbines and Samantha Landy headed “Battlers to Shine – Cheaper ‘burbs in demand” which looked at which areas of Melbourne the real estate experts are predicting will experience the strongest growth in property values in the coming year.

The good news for the western suburbs property market is that many of our local suburbs were among the most popular picks, with several being identified as strong tips for further growth in 2018. A mong the forecast hot spots were Ardeer, Albion and Maidstone, as well other members of the Brimbank community like St Albans, Albanvale and Taylors Lakes.

The article included a quote from the President of the Real Estate Institute of Victoria, Richard Simpson, who said that “the best options remained in the city’s north and west after a widespread boom in recent years.”

He added, “Given increasing buyer demand for areas that offer value, suburbs yet to reach the city-wide median house price are best placed to experience strong price growth in 2018.”

There was also a quote from the Chief Economist of property website realestate.com.au, Nerida Conisbee, who confirmed that user activity on the site showed “a big push to the west”.

Comments like these are good news for property owners in the western suburbs and confirm the trends we were reporting during 2017, with very strong demand being felt for properties in all price ranges in our part of Melbourne. Indeed, those who follow our regular Market Reports each weekend would already be aware of the number of new local price records our team set during the past year or two.

The important message for anyone planning on making a move in 2018 is that if you are keen to maximise your result when you sell, it is still vital to make sure you get the right advice on presentation, timing and marketing strategy from someone who knows and understands your local property market.

So, if you would like some obligation-free advice or assistance in preparing for a move, don’t hesitate to give one of our team a call on 03 8326 8888.
