Once again this week the Barry Plant team in Taylors Lakes and Caroline Springs was able to achieve a 100% auction success rate for our vendors, with sales being achieved in every price bracket from first home buyer territory through to well in excess of the million-dollar mark.

Some of the notable results included:

Caroline Springs: 1 Fawkner Place

The warmth of this well presented four-bedroom home clearly made an impact, with a big crowd turning out to watch 7 bidders compete for the keys. A total of 55 bids over more than half an hour saw the sale completed at a very pleasing $666,100. As you can see from the photo, the result was warmly received by both buyers and sellers.

Fraser Rise: 42 Auburn Drive

An exciting alternative for those considering building a new home in this up-and-coming area, this 2-year-old four-bedroom home proved so popular that the SOLD sign went up prior to the scheduled auction at a satisfying $580,000.

Hillside: 22 King Drive

Waterfront views and modern architecture added to the appeal of this three-bedroom terrace home in the Stonybrook Estate. A successful auction campaign produced an excellent sale at $600,000.

Hillside: 35 Landscape Drive

This versatile four-bedroom home offered a degree of family flexibility that saw a strong post-auction sale completed at $735,000.

Hillside: 51 Queens Parade

This striking four-bedroom home was snapped up within a few days of it hitting the market, with a strong pre-auction offer of $840,000 convincing the vendor not to wait for auction day.

Hillside: 38 Gourlay Road

Productive post-auction negotiations after last week’s auction produced an outstanding result on this grand five-bedroom home on around 6000sqm in the Sugargum Farm estate. After being passed-in at $1.735 million, the SOLD sign went up within two days at an impressive $1.85 million, making it one of the top sales in this area for the year.

Taylors Hill: 9 Darling Court

Generous family entertaining spaces inside and out proved popular in this 3-4 bedroom single-level home complete with its own putting green in the back garden. This was another property that produced such strong interest that the auctioneer’s gavel was not required, with the contract being inked at $690,000.

Clearly, with this level of activity currently making an impact on the local market, the outlook for those considering selling early in the new year is looking very enticing indeed. So, if you need any assistance in getting your property ‘market ready’, or would like to discuss optimizing your timing, give us a call at Barry Plant Taylors Lakes and Caroline Springs on 9390 8333.
