Auctions return with 100pc result

As anticipated by many market observers, the Melbourne property market stepped up a gear this week following the Australia Day break.

Our team in Melbourne’s north-west managed to achieve a terrific 100 per cent success rate for our vendors to start the new auction season, whilst the broader Barry Plant network chalked up a result of close to 90 per cent.

Among our most recent results were:

Burnside: 211 Westwood Drive. This striking four-bedroom home certainly made an impact the moment it hit the market for its striking use of internal colour. Four bidders fought it out at this week’s auction, producing an excellent seven figure sale.

Burnside: 15 Samara Road. There was a touch of Hamptons chic about this striking two-storey four-bedroom home just around the corner from Burnside Primary School. An outstanding result was concluded during the week at $1.16 million.

Burnside Heights. 1 Waterside Drive. A big crowd turned out to watch a contested battle between onsite and online bidders. It took a strong bid of $700,000 to win the day.

Caroline Springs: 8 Ridgegreen View. This three-bedroom home made a strong first impression on buyers with its three flowing living zones, resulting in a competitive bidding duel between four sets of buyers that produced $732,000.

Keilor Downs: 39 Roseberry Avenue. Young families found lots to like in this well-maintained four-bedroom home situated a stone’s throw from Monmia Primary School. Productive mid-week negotiations saw the sold sign go up at $880,000.

St Albans: 128 East Esplanade. Situated moments from Keilor Plains station, this freshly painted two-bedroom apartment provided an affordable entry-level opportunity in selling for $290,000.

Sydenham: 4/537 Melton Highway. A mix of first home buyers and investors showed interest in this conveniently located three-bedroom townhouse, with three active bidders driving the price to $470,000.

Taylors Hill: 47 Jindabyne Avenue. Set in a quiet pocket with easy access to the shops and trains at Watergardens, this three-bedroom home found new owners during the week at $755,000.

Taylors Lakes: 14 Cassowary Close. Framed by an impressive palm tree, this well-appointed single-level three-bedroom home (pictured) attracted strong bidding, pushing the price well above expectations before selling for $950,000.

The important thing for homeowners in the north-west to keep in mind is that whilst selling conditions are certainly favourable at the moment, there may be disruptions to the market later in the year as we have not one, but two elections to deal with in 2022.

Thus, if you are keen to sell whilst buyers are not distracted by all the scaremongering and mud-slinging that tends to take place in the lead-up to a vote, you might be wise to plan your move earlier rather than later.
