Buyer confidence brings another 100PC result

It seems that barely a week goes by now without additional news emerging that adds to the level of buyer confidence in the property market. Even as recently as this weekend’s newspapers, we saw further reports on the likelihood of further cuts to official interest rates by the Reserve Bank, so it was no surprise to see some very solid buyer numbers at many of our Open Houses, and another 100% Auction success rate buy our team.

Among our more notable recent results were:

Hillside: 27 Canopy Crescent

Just two years young, this four-bedroom double-storey home on a low maintenance 340sqm block attracted a big crowd who watched on as five bidders competed for the keys. A spirited bidding duel took the price well beyond expectations, with the gavel falling at a very strong $775,000. As you can see from the photo, both buyers and sellers were delighted with the result.

Hillside: 21 Grandview Crescent

Peacefully positioned in an attractive pocket of The Parks Estate, this four-bedroom home was within strolling distance of Sydenham-Hillside Primary School and the Banchory Grove Community Centre. So it was no surprise to see strong interest from several young families before a mid-week sale was completed at $672,000.

Kings Park: 93 Kings Road

Tastefully updated and conveniently located with Kings Park reserve and two Primary Schools within walking distance, this well presented three-bedroom home found plenty of interest among local families and investors, the latter enjoying the added appeal of already having tenants in residence. A competitive contract was inked during the week.

St Albans: 13 Salvia Street

Location was one of the key factors in the sale of this neat three-bedroom home. Not only did it have a choice of schools on the doorstep, but key amenities like Ginifer Station and Sunshine Hospital were also close by.

Sydenham: 2/9 Gloucester Court

This stand-alone three-bedroom villa enjoyed a quiet court location not far from Watergardens. A mix of first home buyers and investors showed interest before the sale was completed at $457,000.

Taylors Hill: 14 Bowman Crescent

Built on a single level to maximise a smooth flow between indoor and outdoor entertaining, this well presented four-bedroom home cam with the extra bonus of additional car access via side driveway. Four bidders got actively involved here before the SOLD sign went up at a very pleasing $625,000.

Make no mistake, there is every chance that people will be looking back at this period in a year or so and wishing that they had made their move. With buyer confidence increasing, and the current shortage of available property for sale, today’s market is clearly tilting in favour of the seller.
