Buyer demand won’t be ‘locked down’

The strong buyer activity in the property market in Melbourne’s north-west continued this week despite the restrictions imposed by the lockdown.

For those that are familiar with the old saying about “where there’s a will there’s a way”, it provides a rather good summary of what’s happening with home buyers in our area. Not only was our team able to achieve yet another 100 percent auction success rate with the properties that hadn’t been sold prior, but our team has noticed that despite working remotely, the volume of enquiries from hopeful buyers doesn’t seem to have diminished at all.

This impression is reinforced by the latest data from realestate.com.au which shows that the average number of views per listing across Victoria is up by 32.3 per cent, year-on-year, whilst the activity levels by buyers has seen the number of sales across Melbourne increase by 82.7 per cent when compared with the same time last year. This week’s results bear these statistics out.

The popular Banchory Grove Estate in Hillside proved once again that the appeal of a good neighbourhood should never be underestimated. A three-to-four-bedroom home in Banchory Avenue, (a stone’s throw from local parks and Cana Catholic Primary School), made a strong impression on all who visited. As a result, the declaration of the lockdown made no difference to the result with strong competitive interest producing an excellent mid-week sale at $800,000, rather than proceeding with this week’s scheduled auction.

Over in Keilor Downs, a stylish makeover had transformed a well-established four-bedroom home in Goodwood Drive. Being located close to local parks and the supermarket, this property generated plenty of enquiry from young families, particularly locals looking to upgrade. The online auction had six registered bidders, with the SOLD sticker going up (pictured) shortly after the bidding finished.

Make no mistake, buyers are still buying despite the lockdown. And with hopes rising that we may see an end to the current lockdown soon, (and the start of Spring now just a matter of weeks away), this is the ideal time for people to get their property ready to hit the ground running in order to make the most of the current pent-up demand.
