Buyers positive in a rising market

With all the talk during the week about how quickly Melbourne’s property market has been rising over the past three to six months, some people may have thought that the strong demand from buyers may have begun to level out. Well, as our recent results have shown, the market is continuing to push forward, with buyers determined to secure their next home before prices rise even further.

Apart from numerous sales being negotiated during the week, (which we will report on once all the details are finalised), our team in Melbourne’s north-west managed to achieve yet another 100% auction success rate for our vendors, with six out of six scheduled auctions all achieving excellent sales.

Among the more notable recent results were:

Albanvale: 81 Diamond Avenue. A mix of first home buyers and investors showed immediate interest in this well presented three-bedroom home. A competitive auction produced an excellent sale at $651,000.

Delahey: 5 Chatterton Drive. With Mackellar Primary School and Copperfield College just around the corner, this neat three-bedroom home attracted strong interest from young families before selling for a very satisfying $701,000.

Hillside: 10 Marquet Court. Attractively positioned in a quiet pocket of the Banchory Grove Estate, this striking three-bedroom home (pictured) attracted such a strong early response that our vendors elected to accept a convincing early offer of $748,000 rather than waiting for this week’s scheduled auction.

Keilor: 5 Tambo Court. The unusual Cape Cod styling of this three-bedroom home in the Calder Rise Estate attracted three onsite bidders plus one online. A spirited bidding duel saw the gavel fall at $813,000.

Keilor Downs: 9 Bellevue Drive. This eye-catching four-bedroom home was another to enjoy an early result, with the SOLD sign going up in the first week of the campaign for a very pleasing $830,000.

St Albans: 8 Yan Yean Place. An ideal entry-level opportunity with good access to Ginifer Station, this modest three-bedroom home was another to enjoy a pleasing auction result.

Taylors Lakes: 12 Kangaroo Paw Court. The sale of this modern three-bedroom townhouse provided an interesting insight into the growth of the local market. We sold a similar property in this complex one year ago for $525,000, so this week’s auction result at $591,000 reflects a growth of $66,00 (or more than 12%), in one year!

Taylors Lakes: 3 Piangal Place. A quality renovation made all the difference to this three-bedroom home located within walking distance of a choice of schools. Competitive mid-week negotiations saw the keys change hands at an impressive $865,000.
