Deadline is driving buyer activity

Time is getting tight for those who want to secure their next home, or sell their existing property, before the market starts to wind down for the holiday season. So it’s not surprising to see buyers making strong offers as soon as they see an appealing opportunity, or making that extra bid at auction rather than continuing with their house-hunting activities for another week.

This sense of urgency is producing some outstanding results for vendors. Recent examples have included:

Albanvale: 1 Urban Place

Set in a quiet pocket of Albanvale close to Albanvale Primary School and Brimbank Shopping Centre, this well presented three-bedroom home proved popular with investors and first timers. As a result, a very satisfying mid-week sale was completed by our team at $575,000.

Burnside: 4 Flintoff Avenue

Perhaps it was the proximity to the shops at Burnside Hub or the lake at Billingham Reserve, but this cosy four-bedroom home (pictured) drew a strong response from the moment it hit the market. So strong, in fact, that the vendors decided to accept a convincing early offer of $616,000 rather than waiting for this week’s scheduled auction.

Fraser Rise: 5 Oberon Court

One of two recent sales of vacant homesites, this 332sqm block overlooking the wetlands and a short walk from Springside West Secondary College sold for a pleasing $265,000.

Plumpton: 235 Beattys Road

The second of our recent lad sales involved this 350sqm block in the up-and-coming Westwood Estate. The contracts were inked at $305,000.

St Albans: 20 Andrew Road

Tasteful renovations added to the appeal of this three-bedroom home with walking access to Brimbank College, Stevensville Primary School and Kings Road shops. A competitive auction saw the bidding rise well above expectations, with the eventual sale price of $582,000 being close to 10% above our happy vendor’s reserve price.

St Albans: 29 Walmer Avenue

Framed by thriving palm trees and lush gardens and located on a prime corner block a short walk from cafes and shops, this four-bedroom home presented a genuine lifestyle opportunity. A big crowd turned out to watch the bidding rise all the way to a pleasing $915,000, which certainly got a lot of the local homeowners talking.

Not surprisingly, our overview of the property market in the north west of Melbourne remains extremely positive. Attendances at our Open Houses are very strong, buyers are keen to make offers - often as soon as they see an appealing opportunity, and as you can see from the examples above, excellent sales are being achieved on a regular basis.
