Given the high levels of buyer demand in recent months, it was no surprise to see that the transition from Spring to Summer made no impact on our results this week, with all seven of this weekend’s auctions producing very positive results.

However, one result in particular demonstrated just how remarkable the current market is. Not only did we see a result that exceeded all expectations, the sale set a new benchmark for a single-level three-bedroom home in Taylors Lakes that is unlikely to be matched for quite some time to come!

Here’s a summary of this week’s auctions:

Hillside: 4 Penrose News. Set on a compact block among the leafy greenery of the popular Parks Estate, this modern four-bedroom home saw strong competition before selling for a pleasing $677,000.

Kealba: 3 Edgeware Close. The keys to this four-bedroom family haven changed hands after productive mid-week negotiations concluded an effective online campaign.

Keilor Downs: 5 Narong Place. Tastefully updated and situated near the end of a quiet court, this three-bedroom home attracted such strong interest that an early offer of $700,000 saw the vendors moving on without the need for the auction.

St Albans: 106 Errington Road. Modern design and low maintenance living proved popular attributes in this three-bedroom townhouse, resulting in a satisfying sale at $565,000.

Taylors Lakes: 4 Apollo Road. A total of seven bidders fought it out for this three-bedroom home, so it was no surprise to see the reserve being left well behind before the SOLD sign went up at $732,000.

Taylors Lakes: 6 Lady Nelson Way. With buses at the corner and several schools within strolling distance, this three-bedroom home with a pool soared more than $50,000 above reserve before the gavel fell at $753,000.

Taylors Lakes: 16 Cunningham Court. This good-looking owner-built double-storey home made a real impact with its Georgian style façade, exceeding its reserve when it sold for $915,000.

Taylors Lakes: 15 Salvana Court. Tucked away in a quiet cul-de-sac near Overnewton College, this five-bedroom double storey home was another to achieve a strong result before the scheduled auction.

Taylors Lakes: 16 Panamuna Avenue. Last, but not least, was the result that got everyone talking. This gorgeous family home of three bedrooms and a study attracted a strong offer during the week of $830,000, which our vendors were happy to accept. However, with a lot of interest from multiple buyers, we took the decision to move the auction forward to allow everyone to have a transparent opportunity to buy it. A total of 11 buyers registered to bid, and it was declared ‘on the market’ at $830,000, opening to door for all interested parties. What followed was a remarkable bidding duel, with 65 bids being made before the auctioneer called ‘sold’ at just over the $1 million-mark! As you can see in the photo, the vendors are ecstatic, whilst the buyers were also more than happy to have secured such a lovely home…so it was winners all round!
