Getting a head-start on the Spring market

The news this week seems to be indicating that Victoria is on track to start seeing an easing of the Stage 4 restrictions in the middle of September, as planned. Obviously, if this proves to be true it will be good news for everyone.

What this time frame does mean, however, is that the next four weeks will be an ideal opportunity for anyone who is planning on selling before the end of the year to prepare their property for the market, so that they can ‘hit the ground running’ when the early Spring market begins to open up.

This timing will be important for two reasons. Firstly, as many market observers will already know, history has shown that early Spring is often the time when vendors achieve the strongest sale results of the season. This is because there is usually a shortage of property for sale in September, along with a large influx of new buyers who hit the market keen to make a move before the end of the year. In contrast, if you leave it until late Spring, we often find that the number of buyers drops as many will have successfully purchased, whilst many vendors leave it until they have purchased before putting their own property on the market. Thus, we tend to see more properties competing for the attention of fewer buyers the later it gets in the year.

Of course, this trend is likely to be even more profound in 2020, as many buyers will making use of the current lockdown to do their research on the property market and planning their next move so that they are ready to get out and start house-hunting as soon as the restrictions are eased.

This means that the smart vendors in the north-west will be starting to plan every aspect of their sale now, so that they can get their own property on the market as soon as possible. Not only will this include taking care of all those little jobs around the house to make sure that it is ‘buyer ready’, but pre-booking as many of the ingredients of their sales campaign to avoid any costly delays in September. For example, just imagine how busy the property photographers and videographers, among others, will be when the restrictions on property visits come off!
