Interest is high with interest rates low

The much-anticipated decision by the Reserve Bank to cut official interest rates even further this week probably added to the strong levels of confidence among homebuyers. However, it’s fair to say that most aspiring buyers are now focusing more on trying to find the right home in what remains a tight property market in the north-west, rather than how cheap their home loan will be once they find it.

Now that the AFL season is behind us, (setting aside all the trade rumours of course), many people are realising just how little time there is left in the Spring market, so we are seeing plenty of activity in all areas and price ranges.

Among the more notable recent results were:

Caroline Springs: 20 Streeton Avenue. Capturing the popular Northgate lifestyle at its best, this good looking single-level four-bedroom home (pictured) made an impact with its accommodating entertaining spaces inside and out. A good-sized crowd turned out to watch four bidders compete for the keys. Whilst it was declared on the market at $635,000, the bidding continued to a vendor-pleasing $669,000.

Fraser Rise: 4 Lunar Way. Another addition to our recent record of strong results on vacant land, this fully titled homesite of around 409sqm in an up-and-coming neighbourhood was sold for a pleasing $340,000.

Hillside: 21 Pembury Way. Finished to a high level of detail and boasting an expansive alfresco entertaining zone complete with a spa, this gorgeous family home of four bedrooms and a study enjoyed the benefits of another successful Spring auction campaign.

St Albans: 1/9 Oberon Avenue. This tastefully updated three-bedroom timber home on a subdivided block was our second sale in this street in recent weeks. With St Albans Secondary College, the station and Alfrieda Street shops all within walking distance, it attracted a mix of investors and first home buyers before a satisfying mid-week sale was completed at $435,000.

St Albans: 29 Helen Street. Comprising around 766sqm of land in the Residential growth Zone, it was no surprise that the majority of interest in this three-bedroom home came from local builders and developers. A strong sale at $705,000 was the result.

Taylors Hill: 17 Cardinia Crescent. This attractive three-bedroom townhouse combined an easy-care lifestyle with walking access to local schools, the shopping Centre, public transport and park. A fresh, neutral décor added to the appeal, with a prompt mid-week sale being completed at $445,000.
